What we collect

When you order a report we collect the information you give us: your name, email, phone, your role in the transaction, and details about the property to be screened (address, county, owner of record, legal descriptions, and any notes you add). Payments are processed by Stripe — your card number goes directly to Stripe and is never seen or stored by us.

How we use it

• To prepare and deliver the report you ordered and communicate about your order.
• If you opt in, to send you updates about Montana water-rights deadlines, decree filings, and related services that could affect your property. Every such email includes an unsubscribe link, and you can opt out at any time.
• We do not sell your personal information, and we do not share it for anyone else’s marketing.

Public records

Report contents are compiled from public government databases (Montana DNRC, GWIC, and the Montana Cadastral). Those records are public and remain public; we claim no ownership of government data.

Service providers

We use a small number of providers to run this service: Stripe (payment processing), Supabase (database and report storage), and Vercel (website hosting). Each receives only what it needs to do its job.

Retention

We retain order records and delivered reports as business records — including for legal, insurance, and quality purposes — even after a transaction closes. If you ask us to delete your personal information, we will, except for transaction records we are required or reasonably need to keep.
